Booking, paying for and cancelling B&B accommodation:
Prices advertised are per room per night based on two people sharing for B&B only (plus single occupancy rates) and do not include extras such as evening meal platters that would need to be ordered and paid for separately at the appropriate rate.
You will be charged the same price regardless of whether you choose to book online direct from this website, by email or by telephone but may be charged an additional booking or card handling fee by other websites that we advertise with should you choose to book through them.
Maximum room occupancy: two people.
No deposit is required.
Our online booking system asks for valid card details when you book which means you have the option of settling your bill by card or in cash. The information is stored securely and no payment is taken when booking.
If you are certain that you wish to settle your bill in cash and would prefer not to enter card details into the system then please telephone or email your booking so that I can enter it manually. I can email you a secure payment link at a later date should you then change your mind.
If the booking is cancelled less than 7 days before arrival then a charge equal to the first night of the stay will be made.
In the event of a no-show or booking reduction (after arrival date) the full cost of the booking is charged.
Cancellations can have a huge financial impact upon a small business such as this and rooms can rarely be re-let on such short notice resulting in a loss of business.
I advise that you have travel insurance to cover your costs in case you need to cancel.
Paying the Balance:
The full balance of the booking is due on arrival if paying in cash.
If paying by Visa, Debit or Mastercard, I will email you a secure link via our booking system, FreetoBook, so that you can pay a minimum of 3 days prior to arrival from the privacy and security of your own computer/device. Please note that I do not have a card terminal.
I do not take Diners, American Express, Discover and China Union Pay cards.
Checking in and departure:
Check in is usually between 4pm and 8pm (please advise of an arrival time so that I can be at home to welcome you with tea/coffee and biscuits).
Please vacate the premises by 10.30am on day of departure.
I’m sorry but I am unable to accept check in before 4pm or after 8pm unless you telephone and make such arrangements before you book your accommodation to ensure that this can be arranged.
Additional guest information
Balkissock Lodge B&B
Heading south on the A77 at Ballantrae: exit the village via the bridge over the River Stinchar (A77) and take the first left hand turning (Craigneil Road).
Heading north on the A77: turn right at the 100m marker before entering the village (Craigneil Road).
Continue on Craigneil road for approx. 2 miles to the T-junction where you will see a sign for Balkissock Lodge.
Turn right and continue for approx. 200m to the fork in the road where you will see a sign for Balkissock.
Take the left hand fork and continue on this road to approx. 1 mile.
You will pass a long high wall on your left hand side and the road takes a sharp right hand turn where you will see our sign at the bottom of the driveway.
If you use Satnav, our postcode of KA26 0LP should bring you to the bottom of the driveway.
Please observe the speed limit on the driveway as we and our neighbours own dogs and cats.
Drive around to the back of the cottage and you will see parking signs next to the guest entrance.
You have use of the guest lounge after booking in and up until 10.30 am on the day of departure.
You will not be able to use the guest lounge prior to booking in nor after checking out.
There is no TV in the guest lounge.
Please note that breakfast is served in the guest lounge.
Please note that if you are taking Afternoon Tea or dining that other guests who are not eating may also be using the lounge and vice versa.
Well behaved dogs are welcome at Balkissock Lodge.
Dogs are welcome in the guest lounge and can be made comfortable overnight in the laundry room which is located opposite the guest bedrooms if they’re accustomed to sleeping separately.
I can move the furniture in the bedrooms to accommodate a dog bed/basket if you prefer. It is your responsibility to ensure that dogs must not jump on the beds or sleep on the beds. All bedding is new and white.
Any damages must be paid for.
Please let me know prior to visiting if you would like a cage, bed, bedding and/or bowls.
I charge a small fee of £5 per visit to cover additional cleaning.
Hugs, treats and poo bags are free!
Please note that we are located next to a working farm with sheep and cattle in the fields. Please keep dogs under control at all times.
Should you wish to bring a dog please feel free to telephone for further details or clarification prior to booking.
I only accept guests over 16 years of age.
There is no reduction in price for 16-18 year olds.
I can take a maximum of four guests.
No Hen or Stag parties.
Balkissock Lodge is non-smoking throughout the house and grounds.
Balkissock Lodge is an old building regrettably without wheelchair access.
There is free onsite parking next to the door for all guests.
There is a ramp with a slight incline to the door that is approx. 150mm (6 inches) above ground level.
There is no handrail on this ramp.
Once inside, the guest bedrooms and lounge are all on the same level.
The corridors and access around the beds are not sufficiently wide enough to accommodate larger style wheelchairs.
The drinking water at Balkissock Lodge B&B is supplied from a groundwater spring that has passed rigorous tests undertaken by Glasgow Scientific Services on behalf of Environmental Health, South Ayrshire Council, and is safe to drink (potable).
The drainage is via a septic tank and guests are requested not to flush items down the toilet.

All prices quoted include breakfast (i.e. B&B rates).
I do not provide a cooked evening meal however Afternoon Tea, Salmon Platter, Cheese Platter or Ploughman’s Platter can be ordered at an additional extra cost I do require prior notice for food orders. Information and prices can be found here
A list of local eateries from cafes to 5* hotels is available in your room and please do ask if you require recommendations.
Please do not eat in your room.
We are not licensed: we do not serve alcohol so please feel free to bring your own bottle to enjoy in the evening. Glasses are provided and there is no corkage fee!
The cooking is done by myself, Cordelia, and I hold a valid Level 2 Food Safety in Catering award issued by the Chartered Institute of Environmental Health.
The premises have been inspected by Environmental Health, South Ayrshire Council in accordance with current food hygiene legislation and passed the inspection.
Fire Safety and Fire Procedures:
Balkissock Lodge B&B is a no-smoking establishment throughout the house and immediate grounds.
Smoke detectors are fitted in the bedrooms.
There is a fire extinguisher in the passageway next to the entrance/exit.
All guest rooms are on the ground floor.
Should the fire alarm sound, guests are requested to exit via the entrance/exit door and assemble in the courtyard at the rear of the property.
Torches are provided in the guest rooms.
There is an emergency light that will light up in the hallway should the electrical power fail.
Downstairs windows open wide enough to allow egress in dire emergency.
Public liability insurance is provided by NFU Mutual.
Balkissock Lodge B&B and its management cannot accept responsibility for loss of, or damage to, property or vehicles left in the car park.
It has been my aim at Balkissock Lodge to encourage wildlife into the garden as possible and to that end, only the area of garden closest to the building is kept neat and tidy so that it is pleasant for guests to view.
Please be aware that the garden is riddled with rabbit holes and paths are slippery even in dry weather due to moss growth therefore guests venture into the garden at their own risk.
Please also be aware that many plants in the garden are poisonous to humans and pets.
